HISTORY

Palazzo Bianchi was commissioned by lawyer Alessandro Bianchi and built in the heart of Perugia’s historical centre between 1873 and 1876.
As towns started getting bigger after the unification of Italy, there was a period of quick urban expansion, with city planning often aimed at changing the existing urban fabric and proposing new developments with consequent standardisation.
Bianchi was a lawyer of national fame. He seized the opportunity to build his “palazzo” for both residential and business purposes, and purchased the land on which it would stand from the Municipality which, amongst its various city improvement plans, was going to extend Piazza Morlacchi to the front of the Civic Theatre, and widen the Via del Teatro Civico (former Via del Verzaro).
The building was designed by Professor Guglielmo Calderini, an engineer and architect who graduated from Perugia’s Accademia di Belle Arti in Architecture and from the University of Rome in Engineering. He was already renowned for having designed the “Public Baths” (1860) and the Canapé Building (1870). A former militant of the Italian Risorgimento, with an ideological affinity to post-Unification lay forces, he influenced the search for an architectural style that was designed to respond to the requirements of an emerging middle class. It was a new concept of style, a catalyst for modernist tendencies of the end of the nineteenth century, which cannot certainly be found in Classicism.


ARCHITECTURE

These principles are fully expressed in Palazzo Bianchi which, with its simple and compact layout, is at once basic and functional. Calderini designed a ground floor with ample rooms and offices and a large entrance hall with an imposing square-shaped staircase that is illuminated by a large skylight.
The residential portion of the building was on the upper floors. There is also terrace from which you could enjoy the surrounding views.
The building consist of level surfaces, and volume is expressed exclusively by means of geometry such as diagonal corners, the rich cornice and the many windows of different sizes arranged according to the hierarchy of the floors.
The façades looking onto Piazza Morlacchi have a balcony that spans the perimeter of the palazzo on the first floor, and small balconies on every second window on the second floor, and, last but not least, a precious terracotta décor enhancing the architecture. The combination of these elements creates an elegant and articulated palazzo of considerable impact and charm. Terracotta enhances all of the decorative elements, and the bevelled corners are emphasized by coupled semi-columns which rise up from the ground floor to support the crowning brackets. The windows are framed with pilasters, capitals, brackets and mouldings, enriched with plant and anthropomorphic décor.


TODAY

After Santarelli Costruzioni S.p.A. purchased the historic Palazzo Bianchi, which for many years was Perugia’s Town Hall, the building is going to be returning to its original residential function.
After meticulous and complete restoration efforts, the palazzo will be converted into an elegant apartment complex in the heart of the ancient city of Perugia.
The strategic location, the precious craftsmanship and the logical shape of the building, enabled the prestigious apartments to be divided up onto on seven floors, plus a penthouse and a basement garage.


RESIDENTIAL OPTIONS

The building has different residential options which offer a wide range of living solutions; from studio apartments to the spacious flats in the penthouse.
The floor plans were designed in order to meet all of the different requirements. Elegance and sophistication are the common denominators of all of the flats as well as the common areas, such as the entrance hall and the landings on the various floors.

LIVABILITY AND FEATURES

Santarelli Costruzioni has planned various types of residential units, all designed to be quite liveable and in accordance with the most modern planning criteria.
The restoration work will be carried out using cutting edge building techniques, so that all of the elements can come together completely and functionally.
Attention will be diligently paid to the renovation efforts because of the very nature of the building, using only first class quality materials and the most suitable qualified professionals that are available.
• Systems
In order to maximize the building’s energy efficiency, as well as the efficiency of the single residential units, the heating and air conditioning systems as well as the production of hot water will be centralized.. Heat and air conditioning will be distributed to the units by a radiant panel system fitted into the floors with chronothermostats that allow residents to manage their daily temperature settings for each area.
The bathrooms instead will be fitted with towel-warmer radiators.
Furthermore, the single units will be supplied with a centralized Controlled Mechanical Ventilation (CMV) system for the purpose of providing the units with a healthy environment and, further, to save even more energy.
